These terms of use apply to your use of the REIOS website, early access, and application. By using REIOS, you agree to these terms.

What REIOS does

REIOS is software that helps private real estate investors organize and analyze their properties, numbers, documents, and contacts. The application shows calculations, signals, and overviews based on data you enter or upload.

REIOS does not provide personal financial, tax, legal, mortgage, or investment advice. You remain responsible for decisions about buying, selling, financing, tax, renting, and other real estate choices. Consult a qualified adviser before making important decisions based on REIOS.

Early access, changes, and availability

REIOS is currently available as early access. Features may change, be temporarily unavailable, or contain errors. We do our best to build and operate the service carefully, but we do not guarantee that REIOS will always be uninterrupted or error-free.

During early access, we may limit access, change features, or end early access. Where reasonably possible, we will inform users in advance about important changes.

Account and access

You are responsible for use of your account and for keeping your contact details up to date. Keep magic links, sessions, and access to your email account confidential. Tell us immediately if you suspect unauthorized access.

We may temporarily suspend or terminate access where needed for security, abuse prevention, maintenance, legal compliance, or breach of these terms.

Your data, documents, and rights

You remain the owner of the data and documents you enter or upload into REIOS. You allow REIOS to process this data to the extent needed to provide, secure, improve, and support the service.

Only upload data and documents that you are legally allowed to use and store. Do not upload information that is unlawful, harmful, infringing, or unnecessarily sensitive for the purpose for which you use REIOS.

Calculations and checking

Calculations, dashboards, and insights in REIOS depend on the accuracy, completeness, and freshness of your input. Always check important numbers yourself before using them for decisions, tax filings, financing applications, or conversations with advisers.

REIOS is not accounting software, a tax filing system, a valuation service, or a certified financial advice tool.

Acceptable use

You may not use REIOS to:

  • break laws or regulations;
  • access data or accounts belonging to others;
  • disrupt the operation, security, or availability of REIOS;
  • run malware, scraping, spam, or automated abuse;
  • infringe rights of REIOS or third parties.

Paid subscriptions and online purchases

For paid access, we will show the price, VAT, term, renewal, cancellation options, and payment method before you buy. Payments may be processed by external payment providers.

To the extent you buy as a consumer, you keep the statutory consumer rights that apply to you. For digital services, the right of withdrawal may be limited or lost under certain conditions if you expressly agree to immediate delivery and acknowledge that this affects your withdrawal right, to the extent permitted by law. Checkout must show this information clearly before payment is completed.

For business users, additional or different terms may apply if agreed in writing.

Intellectual property

All rights in REIOS, including software, design, brand, text, images, and documentation, remain owned by REIOS B.V. or its licensors. You receive only a limited, revocable, non-transferable right to use the service.

Liability

REIOS is not liable for decisions you make based on data, calculations, or insights in the application. Use REIOS as a tool alongside your own checks and professional advice.

To the extent permitted by law, our liability is limited to direct damages and to the amount you paid for REIOS in the three months before the event. This limitation does not apply to intent, deliberate recklessness, or where mandatory law says otherwise.

Changes to these terms

We may change these terms when the service, law, or our business changes. The date of the latest update is shown at the top of this page. For important changes, we will inform users where reasonably possible.

Governing law and contact

These terms are governed by Dutch law, unless mandatory consumer law says otherwise. Disputes will be submitted to the competent court in The Netherlands, unless mandatory law designates another court.
